Why Direct Bookings Matter for a Single Rental Owner

If you own one holiday home or apartment, most of your early bookings will probably come through platforms like Airbnb, Booking.com or LekkeSlaap. Those platforms are excellent for visibility, but every booking costs you a commission (typically 12–18%). Direct bookings — when a guest reserves and pays through your own website or booking system — change the economics and the relationship in your favour.

Why it is important

  • You keep more of the money. On a R5,000 booking, an OTA commission of 15% means you lose R750. Direct bookings let you keep almost the full amount (minus payment processing fees of a few percent).
  • You own the guest relationship. Guests book with you, not a big platform. You can collect their email, send personalised messages, and encourage them to book again next year without going through an intermediary.
  • You control the experience. You set the exact rules, photos, descriptions, upsells (early check-in, late checkout, extra services) and payment terms without platform restrictions.
  • You reduce dependence. Relying only on OTAs leaves you exposed to algorithm changes, fee increases or sudden policy shifts. Direct bookings give you a more stable base of income.
  • Repeat and word-of-mouth business grows. Happy direct guests are more likely to return and recommend you to friends — something that is harder to capture when the booking sits on a large marketplace.

How direct booking works in practice

  1. You set up a simple booking page or website (many systems include this, or you can add a booking button to an existing site).
  2. Guests see your availability, choose dates, and pay a deposit or the full amount securely online (often via local options like Paystack).
  3. The booking appears in your calendar automatically.
  4. You still list on the big OTAs if you want the extra exposure. A channel manager or iCal links keep everything in sync so you avoid double bookings.
  5. You promote the direct option: put your website link in your OTA listing description, share it on social media, email past guests, and use Google Business or simple local advertising.

For a single-property owner, you do not need a complicated system. Even a basic, clean booking page that accepts payments and updates your calendar is enough to start capturing direct reservations. Over time, many owners find that a growing share of their stays come this way, improving profitability while still using the major platforms for discovery.
